Important Information

Minimum Stay and Special Rates

  • The community of Headwaters only allows rentals of 7 nights or longer.
  • This home offers special rates for monthly stays.

Check-in and Check-out Procedures

  • Check in is after 4pm and check out is by 10am.
  • All guests must stop by the guard house to receive your vehicle pass, directions to the house, a temporary code for the gate entry, and other information.
  • The Guardhouse hours are 7am to 7pm Monday through Saturday and 9am to 5pm on Sundays.
  • Tenants are encouraged to arrive during guard hours so staff can answer any questions.
  • If you are unable to arrive during guard hours, you may call security for entry instructions. The phone number will be provided with arrival information 48 hours before check in.
  • Must electronically sign an additional Rental Agreement Terms and Conditions and any Neighborhood Rules sent by Host (property manager) or entry information cannot be sent.

Property Access

  • All guests must stop by the guard house to receive a vehicle pass, directions, a temporary gate code, and other information.
  • Exterior security camera: There is one exterior security camera at this home—on the covered entryway, facing the front door and driveway.

Community and Shared Amenities Access

  • Guests have access to amenities at Headwaters at Banner Elk community:
    • Lake pavilion for canoeing, picnic shelters
    • Community Clubhouse with fitness center, game room with pool, ping pong & foosball, and movie theater
    • Adventure Park with campsites, tree houses, camp style grills, and fire pits
    • Hiking trails through the community and down to the Elk River
  • Photos up to the "Deer Creek Park" photo are the private home; photos after the "Deer Creek Park" photo are the shared amenities of Headwaters.

Policies and Rules

  • Must be at least 25 years old to reserve. This person must be the one signing the agreement and must stay at the property during the reserved dates.
  • No smoking inside the home. No trace of smoking left outside the home.
  • No parties or gatherings above the posted occupancy allowed at any time. Keep outside noise respectable.
  • Do not leave food or trash outside as it could attract animals. All trash must be bagged and placed in the trash receptacle indicated in the Welcome Book inside the house or your digital guidebook.
  • This home is pet friendly for mature well-trained dogs under 30 lb each. Pet fee is $50/night per pet.
  • AWD/4WD vehicles are required for our mountain homes during winter/inclement weather. In heavy snow, chains may also be necessary to access the property.
  • Bring a NC fishing license and gear to fish in the community pond.
  • Maximum occupancy: 14 guests.
  • Maximum number of pets allowed: 99.
  • No children allowed.
  • No events allowed.

Fees and Payments

  • Pet fee: $50/night per pet (dogs under 30 lb).
  • Firewood may be added at the time of booking or by reaching out more than a week in advance. Two wrapped bundles and a firestarter are provided for $25/night.

Utilities and Amenities Access

  • Well-stocked kitchen with utensils provided for meal preparation.
  • "Starter set" of paper products at the house: a roll of toilet paper per bathroom, several garbage bags, a small vial of dishwashing liquid, a few tablets of dishwasher detergent, some laundry pods, a roll of paper towels, hand soap, shampoo, conditioner, body wash, and makeup remover cloths. These items typically last for one or two nights.
  • Towels and linens will be provided.
  • Hair dryers are provided.
  • Amenities include: climate control, bed linens, towels, high-speed internet, washing machine, clothes dryer, dishwasher, toaster, pool table, ice-maker, oven, stove, free parking, smoke alarm, carbon monoxide detector.

  • AWD/4WD vehicles required during winter/inclement weather; in heavy snow, chains may be necessary.
  • There is one exterior security camera at the covered entryway facing the front door and driveway.

Cancellation Policy

  • Bookings canceled 60+ days before arrival: refund of deposit.
  • Bookings canceled between 31–59 days before arrival: refund of half of deposit.
  • Bookings canceled within 30 days of arrival: not entitled to a refund unless dates are rebooked to another guest.
  • All bookings are subject to a $50 cancellation fee.
